Clermont has grown quickly, and unusually for Central Florida it has grown on hills. That single fact changes what matters most in an inspection here.
On a flat lot, drainage is mostly about grade immediately around the slab. On a sloped lot it is about everything uphill of the house as well. We pay close attention to how water arrives at the property, where it is directed once it does, whether retaining walls and terracing are doing their job or slowly losing it, and whether downspouts and surface flow are being carried away from the foundation or quietly concentrated against it. Erosion patterns tell you a great deal about what happens here in a heavy August storm, and they are visible long before any damage is.
The rest of the market splits along familiar lines. South Lake County has absorbed a great deal of subdivision construction over the past two decades, where the findings are usually incomplete work rather than worn-out work, and warranty-window timing matters. Closer to the lakes and the older parts of town you find genuinely older housing with the maintenance history to match.
