Norton Shores is a lakeshore suburb with a large share of mid-century housing, built through the decades when Muskegon County was growing outward, plus later development and some genuinely new construction.
Mid-century houses are generally sound and generally overdue in predictable ways. By now the furnace has been replaced at least once, and the question is whether it was sized and vented correctly for a house whose windows and insulation have also changed since. Electrical services designed for a 1960s household frequently carry a modern load through a panel that has been added onto rather than upgraded. Original supply plumbing, where it survives, restricts flow long before it fails outright. Roofs in this climate rarely reach their advertised lifespan, and we are as interested in the decking and ventilation beneath as in the shingles on top.
Proximity to Lake Michigan brings wind exposure and heavy lake-effect snow, so we look carefully at the roof edge, at ice dam evidence at the eaves, and at how the attic is insulated and ventilated, which is what determines whether ice dams happen at all.
Muskegon County is EPA Radon Zone 3, predicted average indoor level below 2 pCi/L, the lowest of the three categories, though a basement in regular use is still worth testing.
