Sparta is a village at the northern edge of Kent County surrounded by orchard country, and its housing runs from tidy older homes in the village to farmhouses and rural property in the townships around it.
Village housing is generally older, and older houses in a climate like this one have usually been through several rounds of updating done to the standards of whichever decade they happened in. We look for the seams: where an addition meets the original structure, where new wiring was spliced into old, where a heating system was replaced without the venting being reconsidered, and where a finished basement has quietly covered up the foundation wall we would most like to examine.
Rural property brings the private well and septic question, which sits outside a standard home inspection and needs arranging separately. It also brings outbuildings, which are often older and less maintained than the house and are easy to treat as an afterthought. We do not treat them that way, because a failing pole barn roof is still a real cost.
